He has excellent credit and strong cash reserves: I&#8217;ll provide proof. He will also pay the first $250 of any single instance repair during the lease term, virtually eliminating landlord repair calls and costs. We are seeking a one year lease with the right to renew for a second year (or even third year if that could be considered). Also, as he would be the buyer, there would be no future vacancy carrying cost, clean up, or commission to pay at the sale, so it maximizes what you receive. I can submit letter from his bank confirming good credit and cash reserves, then an outline of our proposal. I sold 23 of my own investment homes profitably this way. If a lease option can be considered, please let me know I can make arrangements for him to see the home, then, if ok, get a lease to you quickly. If the home is only &#8220;for rent&#8221;, no need to reply.</p>

Home must have a garage and higher ceilings with larger windows for the views. Not keen on the 100 year old adobe home with the low ceilings. We both work from home so we would just need high speed internet. We love wood burning fire places, saltillo tile, and guest homes! Price range $500,000 &#8211; $1.5MM with owner carry/terms Down payments available and a 6 month pre-pay maybe a good option for us both. We have great credit and references. We have our own washer and dryer, so hook ups are fine unless you rent only with washer and dryer included&#8230; we can work around it. We would be intersted in renting for a year and maybe re-renting for additional years if applicable. We are looking for a monthly rent of a maximum of $830.00 if possible.</p>
